BS5837: Trees In Relation to Demolition and Construction
Local planning authorities require a tree survey where development is proposed on land containing, or adjacent to trees. A BS:5837 survey is used to understand the quality and value of existing trees, identify constraints on proposed development, and ensure trees for retention are properly considered and protected within the design process. This information is required to support the planning application that is assessed by the local authority as a material planning consideration.

Tree Survey Report - A detailed schedule of each tree on and adjacent to the site, including species, size, condition, quality category and remaining lifespan.

Arboricultural Impact Assessment (AIA) - An assessment of how the proposed development will affect retained trees, including justification where impacts are unavoidable.

Arboricultural Method Statement (AMS) - A practical method statement setting out how works within or near tree protection areas will be carried out safely and accordance with BS5837.

Tree Constraints Plan (TCP) - Plan identifying tree locations, canopy spreads and root protection areas, used to inform site layout and early design.

Tree Protection Plan (TPP) - Plan showing the layout of protective measures to be implemented on site during the construction phase of development, including fencing, ground protection and exclusion zones.

Planting and Mitigation Plans - Where required, proposals for replacement or supplementary planting to support planning policy and enhance long term tree cover.
